No. 2, Ayia Marina Street

This is a traditional house in good condition in the old part of rural Maroni village, conveniently located 1 km from the sea and about 30 minutes from Larnaca, Limassol and Nicosia. The main house includes large kitchen and living room, bathroom, and three bedrooms, and there is an outbuilding which could be converted to further accommodation. There are views to the mountains and the old village.

An arched gate leads through a high stone wall into a large, sunny, private courtyard (total area 400 sq. m.). There is ample parking space just outside. The courtyard is partly paved, partly established garden with trees, flowers, vine pergola and a fine example of a traditional oven.

The house, about 100 years old, is stone-built (presently covered with cement, which could be removed to reveal stonework) with tiled roof. The ground floor includes the living room, kitchen and bathroom, and outside stairs lead to a balcony and three bedrooms (total area 167 sq. m.). Title deeds have been held by present owner for 23 years and can be quickly transferred to new owner with the usual formalities. The house is ready for occupation, and connected to electricity, water, and phone. The large living room (9.85 x 3.20 m.), entered from the courtyard or the kitchen, has an original wooden beam and reed ceiling, a traditional moulded plaster shelf (souvanza) and a cast-iron fireplace. From here there is access to the bathroom of 4.50 x 2.75 m. which includes a fitted cupboard.
The kitchen (7.10 x 3.20 m.), also with a beamed ceiling, is accessed either from the living room or the courtyard, and has ample fitted cupboards and a breakfast area.
Upstairs, the large main bedroom of 6.30 x 3.20 m. leads to a smaller bedroom or study (3.40 x 3.20 m.), and there is another bedroom of 7.0 x 3.20 m.
A stone outbuilding (39 sq. m.) along the north side of the courtyard (recently used as a storeroom) could be converted to guest room or workshop. There is also another smaller storeroom.

Maroni village still has a quiet, rural atmosphere, is close to the sea with some good local beaches, and a few minutes drive from the motorway to Nicosia, Larnaca and Limassol. There is a good village supermarket, and numerous restaurants nearby. There is an established, but unobtrusive, friendly community of expatriates who have a bi-monthly newsletter.
